My Northwest Arkansas home isn’t selling…now what?
I hear this story all the time: “My home has been on the market for months, and it just won’t sell! Do I have to lower my price?”
The truth is, there could be a myriad of reasons a home isn’t selling, and it’s not necessarily that the price is too high. Let’s look at a few ideas to consider when your home isn’t selling despite it being a seller’s market in Northwest Arkansas.
Staging your home
One of the top reasons people don’t make an offer on a home once they view it is because it doesn’t look like “home.” Or, more specifically, it looks too much like someone else’s home. Staging lets potential buyers visualize the house with modern décor and gives them an idea of what their own home could look like.
According to a recent Real Estate Staging Association report, un-staged homes spent an average of 184 days on the market before being staged. Once the home owner had the home staged, those same homes were sold in an average of 41 days. Homes that were staged prior to going on the market sold within an average of 23 days.

I know that making these repairs costs money, but consider how much money you’re losing by not selling your home quickly!
Is your advertising subpar?
Gone are the days when you can simply list your house on MLS and hope it sells. Discuss advertising efforts with your real estate agent. Are you using social media and other online avenues to advertise your home? Do you have high quality, professional photos of your (staged) home? And speaking of your MLS listing, are you using words that will attract the right kind of buyer? You need to make sure that your home stands out above all the rest on the market in Northwest Arkansas.
Are you communicating your home’s value?
When you put your house on the market, I’m assuming you discussed pricing with your real estate agent. It is possible your home isn’t selling because your price is too high, but recent reports from the Northwest Arkansas real estate market indicate homes are going for higher prices in 2016 than recent years. This makes my question become, are you communicating your home’s value? Are you and your real estate agent making sure potential buyers understand why your home is worth the asking price?
